17 March 2022 Why you should consider leasing your investment property to DHA

Do you already own a property and are looking for a reliable, long-term tenant? DHA could be interested in renting your property.

DHA offer long-term leases of up to six years, with guaranteed* rental income and a range of property care services.

Renting your property to DHA means that you have income, even if the property is vacant*, with rent paid in advance, and monthly statements covering your income and outgoing costs.

Benefits of leasing to DHA

When you lease your property to DHA, in addition to the security of long leases and rent paid in advance, we offer a unique Property Care service that includes vacancy management and covers most non-structural repairs.

That’s right, we keep the property occupied throughout the lease term and manage the occupant on your behalf. If the property is ever unoccupied, we still pay rent and manage the grounds to ensure they are neat and tidy.

We organise and pay for most non-structural repairs, including the replacement of fixed appliances as needed. If an emergency repair or maintenance is required, we will act quickly on your behalf.

We also offer a market review service, which means rent is periodically reviewed by an independent licensed valuer, as well as one monthly service fee and an online portal to view and manage your property. At the end of the lease, the property is professionally cleaned and returned with all fixed appliances working and the grounds tidy.

What we’re looking for

The key factor we’re looking for when we lease properties from investors is a quality property within 30 kilometres of a Defence base. We’re interested in all types of properties, from freestanding homes to townhouses and apartments.

Usually, the property must be under 10 years old or recently renovated. However, there are areas where this doesn’t apply, for example, when older homes are in desirable inner-city locations such as Sydney.

If it’s a freestanding house, we have a range of requirements, including a minimum of three bedrooms with built-in wardrobes, as well as a lounge, an area for dining and meals, kitchen, laundry and a bathroom with a separate shower and bath. We also look for properties that have a separate toilet, an ensuite and a lock-up garage.

Similar requirements apply for townhouses, although two bedrooms will suffice, as well as close proximity to transport and amenities. Additional features that may be needed for both freestanding and townhouses include a covered outdoor area, security screens and low-maintenance gardens.

We require our apartments to be close to a Defence base, amenities and transport. We also look for two bedrooms with built-in wardrobes plus secure parking and a storage room, cage or cupboard. Desirable features include climate control, an ensuite and internal storage.

If your property ticks a lot of the boxes, but is missing a few desirable features, DHA can work with the landlord to get these installed.

Rent may be subject to abatement under certain circumstances, such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or the lessor breaches the lease terms, the rent may cease or abate, and the lease may be terminated by DHA.
